There are only 40 lots in total and there will be no future phases of development.
How big are the lots?
The riverfront lots average approximately 75 ft. by 200 ft. deep. The others vary in size and shape. Refer to the site plan for exact dimensions.
Can I use an RV on my lot?
Approved RV's may be used as a temporary residence for the first 10 years until a cottage is constructed is completed.
How long before I have to build?
Construction of a permanent dwelling must begin within 8 years from date of purchase with the exterior to be completed within 10 years.
What type of dwelling can I have at Dunvegan Summer Village?
The minimum dwelling size is 600 sq. ft. and can be a site built home, a modular home or a ready to move home. Mobile homes are not permitted. Refer to the Architectural Controls and Guidelines for other building requirements.
What utilities are available ?
Every unit is serviced with 100 amp electrical service and natural gas to the property line.
Is there telephone service available?
We have installed a tower to accommodate equipment for high speed Internet service which is available from a local provider. VOIP phones can be used on the internet service. Some cellular phones in some areas receive a usable signal or can be used with a booster.
What about water and sewer?
Some units are serviced with waterlines from a community well while others are located where wells can be drilled. There is also a centrally located hydrant to supply those choosing to install cisterns. Any water treatment is the responsibility of the unit owner as the supply is not treated or guaranteed potable. Each owner is required to install an underground sewage holding tank that must be pumped out and hauled to an offsite treatment facility. Arrangements will be made with a vacuum truck service for group rates to minimize costs.
What is the ownership structure?
The property is a "Bare Land Condominium" which means lot (unit) owners will have title to their property and be responsible for maintenance of their lot and structures. The roads, trails and common property areas will be collectively owned and maintained by the condominium corporation which is collectively owned by all of the condominium unit holders.
What about the bylaws?
The bylaws shall regulate the condominium corporation and provide for the control, management and administration of the units (lots), common property and any assets. An elected board of directors made up of unit owners will be responsible for the management, maintenance and administration of Dunvegan Summer Village.
Will there be fees?
The condominium fee, including a capital replacement fee, is estimated to be approximately $250.00 per year and should decrease as more units are sold.
Where can I launch my boat?
A public boat launch is available on the south side of the river under the bridge.
What do I do with my household garbage?
A centrally located dumpster is provided for household waste only.
Are ATV's and snowmobiles allowed?
ATV's and snowmobiles are prohibited on common properties. They are only allowed to be used for utility purposes on the owners unit or for winter access on the roads if the roads are not snow plowed.
